Western Rooter & Plumbing now offers monthly plumbing maintenance plans for homeowners and septic property owners across Pasadena, the San Gabriel Valley, and greater Los Angeles. Home plans start at $9.99/mo (Silver) and $14.99/mo (Gold); septic protection starts at $5.99/mo. There is no long-term contract. You pay a flat monthly fee for inspections, member discounts, priority scheduling, and limited after-hours fee waivers—not unlimited free repairs.

Who these plans are for
These memberships fit people who want fewer surprise plumbing bills and a clearer path when something fails:
- Homeowners who prefer annual inspections over waiting for a clog or leak
- Busy households that want same-day or next-day priority when something backs up
- Properties with septic systems that need yearly checks, not only emergency pumping
- Owners who want repair discounts without a multi-year lock-in
They are less useful if you already have coverage you like through a home warranty, or if you only call a plumber every few years and never want scheduled maintenance on the calendar.
Plan tiers at a glance
Shared rules across paid memberships: cancel anytime, benefits attach to your active customer profile once the plan is live, included services are scheduled based on availability, and extra repairs/parts are billed separately with the plan discount applied where they qualify.
Septic Plan — $5.99/month (septic properties)
- 5% off septic work and repairs
- One after-hours emergency septic pumping fee waiver (nights and weekends)
- One annual camera and septic tank health check
- One annual complete septic inspection with flow test
Silver — $9.99/month (essential home plan)
- 5% off services and repairs
- Priority scheduling (same day / next day when available)
- One standard drain cleaning per plan year
- One annual whole-home plumbing inspection
- One after-hours surcharge waiver per year
Gold — $14.99/month (higher home coverage)
- 10% off services and repairs
- Priority scheduling (same day / next day when available)
- One annual hydro jet or tank/tankless flush (kitchen sink / sewer hydro jet as listed on the plan)
- One annual whole-home plumbing inspection plus a free camera inspection
- Three after-hours surcharge waivers per year
The plans page also lists a free commercial profile (complimentary estimates, active customer profile, annual maintenance reminders, board meeting attendance). That is not the same stack as Silver or Gold—confirm commercial terms when you enroll.
What the monthly fee does not cover
The membership is not a blank check. Parts, replacements, and work outside the listed benefits are billed separately. The 5% or 10% member discount applies to eligible work; it does not make every job free.
A main-line backup that needs excavation, a failed water heater, or a repipe is still a repair job. Plan value sits in the inspection cadence, scheduled maintenance visits, priority access, and the discount/waiver stack.
Why yearly service matters around here
A lot of local housing is older: aging supply lines, cast iron or clay laterals, hard-water scale on heaters, roots in sewer lines, and kitchen drains that collect grease. Waiting until water hits the floor is the expensive version of maintenance.
An annual whole-home plumbing inspection is a structured look at fixtures, visible supply and drain points, water heater condition, and common failure signs. Silver pairs that with a yearly drain cleaning; Gold adds camera inspection and a hydro jet or heater flush option so buildup gets cleared on a schedule.
Septic systems fail quietly until they don’t. An annual inspection with flow test, plus camera and tank health checks, catches sludge levels, baffles, and flow problems while work is still planned—not a weekend emergency.
Priority scheduling and after-hours waivers
Silver and Gold include priority scheduling aimed at same-day or next-day windows when the board and techs can support it. That is priority, not a guaranteed arrival time in every storm or holiday rush. Technician availability, service area, and job type still set the real appointment.
After-hours surcharge waivers (one on Silver, three on Gold; septic has a specific emergency pumping fee waiver) reduce night/weekend premiums when those fees would apply. They do not erase the cost of the underlying service. Save them for true off-hours needs.
How to use the membership
- Choose Septic, Silver, or Gold on the plumbing plans page.
- Once active, discounts and benefits apply to eligible appointments.
- When you book, say you are a Western Rooter member so dispatch pulls the right profile.
- Schedule included annual services yourself—inspection, drain cleaning, camera, hydro jet/flush, or septic checks do not always appear on your calendar without a booking.
- Change tiers or cancel anytime if your needs change.
Silver vs Gold: Pick Silver for the basics (inspection, one drain cleaning, 5%, one waiver). Pick Gold for 10% off, bundled camera inspection, hydro jet or flush credit, and three waivers—especially if drains or heaters need yearly attention. Use the Septic Plan only if you actually have a septic system.
Boundaries
- This is a service membership, not a substitute for insurance or a home warranty unless another product is written that way.
- Discounts and waivers have limits—check your tier before you assume a fee is gone.
- Leave gas work, main sewer excavation, water heater replacement, and permitted jobs to licensed pros.
- Active flooding, no water, sewer gas, or a suspected in-wall leak is a service call now—not something to hold for the annual visit.
