Polybutylene pipes are a type of gray plastic water supply line installed in roughly 6 to 10 million U.S. homes between the late 1970s and mid-1990s. They were cheap and easy to install, but they degrade from the inside out when exposed to chlorine and chloramines in treated water — and most municipal water in Southern California contains both. What Are Polybutylene Pipes?
Polybutylene (often abbreviated PB) is a flexible plastic resin that was marketed as a low-cost alternative to copper during the building boom of the 1980s. Builders loved it: it was inexpensive, lightweight, and fast to install compared to rigid copper or galvanized steel.
Polybutylene supply lines were used in single-family homes, condos, mobile homes, and some commercial buildings across the Sun Belt and Southeast, though they showed up in subdivisions nationwide. Production largely stopped in the mid-1990s after a wave of leak failures and the landmark Cox v. Shell Oil class-action settlement in 1995.
How Do I Know If My House Has Polybutylene Pipes?
Polybutylene pipes are usually gray, and sometimes blue or black (black was common for exterior/underground runs). They’re flexible — noticeably different from rigid copper or PVC.
Look for them in these spots:
- Near the water heater — the supply lines entering the top of the tank
- Under sinks — the stub-outs coming through the wall
- In the crawlspace, basement, or attic — wherever supply lines are exposed
- At the meter or main shut-off — the line running from the street to your house
The pipe itself is typically stamped “PB2110” along its length. If you see that marking, you have polybutylene. If you’re not sure, a plumber can confirm in a few minutes during a standard inspection.
Why Do Polybutylene Pipes Fail?

Should I Buy a House With Polybutylene Pipes?
Polybutylene doesn’t automatically disqualify a home, but it should factor heavily into your offer and inspection strategy.
Before closing, get answers to these questions:
- Has the home had any leak history? (Ask the seller and check disclosures.)
- What type of fittings are installed — plastic acetal or metal crimp rings?
- Has the system been partially or fully repiped already?
- What will insurance cost with polybutylene in place? (Get a quote before you commit.)
Many buyers use the cost of a whole-house repipe as a negotiating credit. If the seller won’t budge on price, at least you know the expense is coming and can budget for it in year one.
Some homes built in the late 1980s and early 1990s across Upland, Brea, and the broader San Gabriel Valley used polybutylene extensively — especially in tract developments where cost savings drove material choices. A pre-purchase plumbing inspection is worth every dollar.
How Much Does It Cost to Replace Polybutylene Pipes?
A whole-house repipe to replace polybutylene typically costs between $4,000 and $15,000+ for a standard single-family home in Southern California. The range depends on:
- Home size and number of fixtures — more bathrooms and hose bibs means more pipe
- Accessibility — slab foundations cost more than homes with crawlspaces or basements
- Replacement material — PEX is generally less expensive than copper
- Permit and inspection fees — most California jurisdictions require a permit for a full repipe
- Wall and ceiling repair — drywall patching and painting after pipe access

Does Insurance Cover Polybutylene Pipes?

Copper is rigid, time-tested, and preferred by some homeowners for its longevity and resale perception. It costs more in both material and labor.
